Neighbours ridicule one-bedroom ‘shed’ on sale in Hackney for £525k

Neighbours have slammed a “ridiculous” effort to sell a converted one bedroom ‘shed’ for £525k. The 545sq ft converted garage became a viral sensation after TikTok user Charlotte Moran stumbled across it on Rightmove, initially thinking it was actually the three-bedroom house next door being listed.

Many joined her in their despair of the London property market, as the city has become less and less affordable in recent years. But as average prices for a property in Hackney now sit at £710k according to Rightmove, many people on social media argue the asking price is in line with expectations.he tiny home is tucked away next to a converted townhouse on Kenninghall Road near Clapton station. It has one bedroom, one bathroom and a general kitchen/dining area, along with a patioed garden. Listed by Winkworth estate agents, it’s described as a “beautifully renovated” which is both “functional and aesthetically pleasing”.

A nearby resident, who asked to remain anonymous, told MyLondon the property has been empty for a year. She claims there was previously a ‘beautiful garden’ at the rear before the landlord installed a large patio to deal with a rat infestation.

“It’s ridiculous,” she said. “The house looks so odd and it’s frankly not worth that much. A three-bedroom flat on the same street just sold for £535k. The flat can barely fit two people in it, I’m not sure who would want it.”

Another neighbour had similar doubts that the tiny flat would achieve its asking price, although he added it’s “typical” of London in present times for tiny flat to hit the market at that price.

In 2004, the owners of the adjoining property were granted planning permission by Hackney Council to convert an existing garage or store room into a one-bedroom home. Some 20 years later, in July this year, plans were rejected to build an extra floor level to accommodate a bedroom, en-suite bathroom and storage area. The planning officer stated it would be an obtrusive and incompatible form of development which affected the area.

George Papanastasiou, who lives on Kenninghall Road, believes the landlord ramped up the price because of Clapton’s popularity among house hunters. “It’s really nice here. The area is really easy to commute from and there’s loads to do.
